Abstract of title is an important part of a title insurance policy. Even if you are purchasing property from a relative or friend, you should still have a title company do a search, a ruling on the abstract of title, and issue a title insurance policy, for your protection. A title search is the process of examination of public records aimed at determining and confirming a real estate property's legal ownership, and discovering if there are any legal claims on the property. A title search is usually performed when a property is being transferred to new ownership through sale or inheritance. The process is made by a title company who performs all the research process. During a title search such aspects as vested owner, liens and other judgments on the property, and property taxes due.

What is the Result of a Title Search Process?

When a title search is performed you receive a resulting report called an abstract or an Abstract of Title. The report is required precluding a deed of ownership transfer. It is also a required document by mortgage company when approving a house loan. An abstract refers back to the original property owner, starting from the country of origin, and follows a detailed lineage to present time. The report will disclose such points as ownership in succession, conveyances, details of mortgages, surveys of the boundaries of the property and legal description, any code violations and compliances.
